A quick reading, as reflected in the tables, easily demonstrates the dynamism of the Municipality of Thessaloniki across all its municipal districts, and this is owed to a very large extent to the exploitation of a substantial housing stock in the wider historic centre, in the form of apartments offered for hospitality through short-term rentals.

The decentralised municipalities of western and eastern Thessaloniki record intense activity, with some municipalities showing an increase of more than 50%. The biggest problem concerns the outlying municipalities that extend to the boundaries of the prefecture, where demand is at extremely low levels, with the result that the available stock of residential properties keeps growing. Likewise, there is very low demand for the enormous stock created during the years of the economic crisis in the industrial zones of Sindos, Kalochori, Thermi and Efkarpia, following the cessation of operations of hundreds of businesses across the wider light-manufacturing sector.

The Municipality of Thessaloniki maintains a high number of transactions, reaching 1,909 for 2023, compared with 1,860 for 2021 and 1,417 for 2020. Following at a wide remove are the Municipality of Neapoli with 272 transactions, Kalamaria with 248, Thermaikos with 228 and Kordelio-Evosmos with 205. The worst performances are recorded by the municipalities of Chalkidona with 18 transactions, Volvi with 39, Delta with 70, Oraiokastro with 87 and Thermi with 83.
