New Investment Terms 2025
- High-demand areas (Region of Attica, Region of Thessaloniki, Mykonos, Santorini): An investment in a property of 120 square metres and above and a total value of at least €800,000 is required.
- Rest of Greece: The minimum investment value is €400,000, with a property of more than 120 square metres.
- Special case: An investment of €250,000 is allowed only for properties resulting from a change of use of commercial premises into a residence (with no square-metre limit).
Main Requirements
The investor must have entered the country legally.
The investment must be fully completed upon signing the contract.
The properties must remain in the investor’s ownership throughout the validity of the Golden Visa.
The residence permit is granted for 5 years and is renewed for an equal period.
It includes family members (spouse, children up to 21 years old).
It allows free movement within European Union countries.
