INTERVIEW WITH LEFTERIS POTAMIANOS
December 11, 2024 · Arcus Real Estate
PRESIDENT OF THE ATHENS-ATTICA REALTORS ASSOCIATION:
– How do you assess today the development and pace of growth in the real-estate market of Athens, as well as in the rest of Attica?

The real-estate market of Athens and the rest of Attica has shown a significant recovery in recent years, particularly after the recession that affected the country's economy. We are seeing increased demand for property, both from domestic buyers and from foreign investors. This is due to various factors, such as the improvement of the economy, favourable lending conditions and the residence-permit programmes for property investments. Demand for holiday properties and homes in coastal areas is also strong, driving development throughout Attica. Areas with intense tourist interest, such as the centre of Athens, Glyfada and Vouliagmeni, are experiencing high demand, resulting in rising property prices. At the same time, demand for commercial property, such as offices and retail premises, is following an upward trajectory.
– In your capacity as president of the realtors association, what in your view are the challenges the sector faces today and how are you addressing them?
The realtors' sector faces several challenges, such as increased bureaucracy, tax burdens and changing legislation. Competition is also constantly increasing, with new companies and platforms entering the market. In addition, transparency and reliability are critical issues that must be addressed in order to strengthen public trust. As an association, we strive to keep our members continuously informed of the latest developments and to provide them with the tools and knowledge they need to be successful. We regularly organise seminars and educational activities and cooperate with legal and tax advisers in order to provide specialised information and advice. We also promote the strengthening of ties with our clients through integrity and professionalism, and we encourage the adoption of modern technologies for better client service.
– What are the most important values that guide modern REAL ESTATE?
The most important values that guide modern real estate are transparency, reliability, innovation and a client-centred approach. Clients today are more informed and demand high standards of service and information. Adaptability to new technologies and the creation of transparent processes are essential for building trust and maintaining long-term relationships with clients. Moreover, sustainability and environmental awareness are becoming increasingly important elements in modern real estate. Investors and buyers are looking for properties that are energy-efficient and environmentally friendly. Realtors must be aware of these trends and able to offer solutions that meet the needs of the modern market.
– As an association, how do you promote innovation and creativity?
We promote innovation and creativity through the continuous education and information of our members. We organise seminars, workshops and conferences that focus on the latest technological developments and on the sector's best practices. We also cooperate with universities and research centres in the development of new tools and methods that will help realtors be more effective and creative in their work. We promote the use of innovations that can upgrade the services realtors offer. We also support entrepreneurship and the development of new ideas through competitions and funding programmes for innovative solutions in the real-estate sector.
– What advice would you give today to young people who wish to enter this dynamic and demanding environment in which the new model of REAL ESTATE is developing globally?
I would advise them to stay constantly informed about the latest developments and to invest in their education. Knowledge of new technologies is essential. It is also important that they develop negotiation and communication skills, and that they maintain high standards of professionalism and integrity. Real estate is a field with many opportunities, but it requires hard work, perseverance and continuous adaptation to new trends and challenges. I would also encourage them to seek out mentors and to take part in professional networks and associations, such as the Athens Realtors Association, which can offer them support and guidance in their careers. Networking and cooperation with other professionals in the sector can open new doors and offer valuable opportunities for growth.
